How We Polish Concrete
A multi-pass process that transforms raw concrete into a refined surface — each step building on the last.
Assessment & Slab Evaluation
We evaluate the concrete — age, hardness, existing coatings, crack severity, and aggregate type. This determines what level of aggregate exposure is achievable and what the final finish will look like.
Coarse Grinding (Metal Bond)
Diamond tooling in metal bond segments removes the surface layer and any existing coatings. We work through progressively finer grits, flattening the slab and beginning to open the aggregate.
Crack & Joint Repair
Cracks are filled with colour-matched epoxy filler. Control joints are cleaned and treated. This work is done between grinding passes so the repairs are blended into the surrounding surface.
Concrete Densifier Application
A lithium or sodium silicate densifier is applied and allowed to penetrate. It reacts with free lime in the concrete to form additional calcium silicate hydrate — hardening the surface and reducing porosity.
Fine Grinding & Polishing (Resin Bond)
We transition to resin bond diamond tooling and work through grits from 400 to 800, 1500, or 3000 depending on the chosen finish level. Each pass refines the surface and increases the sheen.
Penetrating Sealer & Guard
A stain-guard sealer is applied to the finished surface to resist oil and liquid penetration. For commercial applications, a hardener-guard combination is used for maximum durability.

Can any concrete floor be polished?
Most concrete floors can be polished, but the result depends heavily on slab quality. Older, weaker concrete may not take a high-gloss finish well. Slabs with significant pitting, spalling, or aggregate that doesn't polish evenly will show character — which some clients love and others don't. We assess the slab honestly during the estimate and set realistic expectations for the achievable finish level.
Is polished concrete slippery?
A dry polished concrete floor has good traction at all finish levels. When wet, higher-gloss finishes can be slippery — similar to polished marble. We address this with a slip-resistant densifier treatment and can apply anti-slip grit to the sealer coat for commercial kitchens, entry areas, or any wet-environment application.
How do you maintain polished concrete?
Daily maintenance is simple — damp mop with a neutral pH cleaner. Avoid acidic cleaners (vinegar, citrus) which can etch the surface over time. For commercial floors with heavy traffic, an auto-scrubber with a neutral cleaner works well. Every 2–3 years, a fresh coat of stain guard and a burnish with a high-speed floor machine restores the gloss. Heavily worn areas can be re-polished without redoing the entire floor.
Can polished concrete be installed in a basement?
It depends on moisture conditions. Polished concrete doesn't have a moisture-blocking topcoat like epoxy, so it's not ideal for slabs with active moisture migration. We test for moisture during the estimate. If moisture is a concern, we typically recommend an epoxy system with a moisture-tolerant primer instead.
