The Floor That
Can't Peel

Polished concrete is fundamentally different from epoxy or polyaspartic coatings. Instead of applying a chemical layer on top of the concrete, we refine the concrete itself — using progressively finer diamond tooling to grind, hone, and polish the slab to a chosen finish level.

The result is a floor that can't peel because there's nothing applied to peel. The surface you walk on is the concrete slab — hardened with a lithium silicate densifier, refined to a sheen, and protected with a penetrating stain guard.

This makes polished concrete the right choice for anyone who wants a floor they never have to think about replacing — a well-maintained polished concrete floor can last the lifetime of the building.

Polished concrete is popular in Charlotte's commercial market for good reason: it's genuinely low maintenance. Restaurants, retail stores, and offices with polished concrete floors clean in minutes with a neutral-pH mop. There are no wax coatings to strip and reapply, no surface treatments to renew annually.

On the residential side, polished concrete is a growing choice for basement conversions, home gyms, living areas in contemporary homes, and anywhere the homeowner wants a clean, modern aesthetic without the upkeep of hardwood or tile grout.

We work through cream, salt-and-pepper, and full aggregate exposure finishes depending on the look you want and what your slab can achieve. During the free estimate we assess the slab honestly — polished concrete is only as good as the concrete underneath it, and we'll tell you exactly what to expect.

Finish Levels

Choose Your Polish Level

Polish level determines both the gloss and how much aggregate is visible. Each level requires more grinding passes and produces a more refined finish.

01

Cream Polish

Up to 800 grit$3–$5 / sq ft

The concrete surface is ground and refined without exposing the aggregate below. The result is a smooth, flat finish with a subtle sheen — the most matte of the polished concrete looks.

Best for

Offices, retail, utilitarian spaces

02

Salt & Pepper

800–1500 grit$4–$6 / sq ft

Light aggregate exposure creates a flecked appearance — dark aggregate against the lighter concrete paste. The most popular finish: industrial character with genuine refinement.

Best for

Residential, restaurants, boutiques

03

Full Aggregate Exposure

1500–3000 grit$6–$10 / sq ft

Deep grinding exposes the large aggregate (stones, pebbles) fully. Combined with a high-grit polish, the result is a terrazzo-like surface with dramatic colour variation and a mirror finish.

Best for

Luxury residential, showrooms, hospitality

Benefits

Why Choose
Polished Concrete

No coating, no peeling, no replacement. Polished concrete is the only floor system that gets better — not worse — with age and maintenance.

No coatings to peel

Polished concrete is the slab itself — refined mechanically. There's no topcoat to chip, peel, or delaminate.

Indefinite lifespan

Unlike coatings, polished concrete can be maintained and re-polished indefinitely. The floor doesn't wear out — it just needs periodic maintenance.

Low maintenance

A densified and polished surface is dust-proof, easy to damp mop, and resistant to most staining when treated with a penetrating sealer.

Reflective lighting

Polished concrete bounces light back into the space, reducing the need for artificial lighting in commercial environments.

No VOC off-gassing

No chemical coatings means no VOC concerns during or after installation — a significant advantage in occupied commercial spaces.

Unique to your slab

Every polished concrete floor is unique because every slab is unique. The aggregate, colour variation, and character of your specific concrete becomes the design.

Process

How We Polish Concrete

A multi-pass process that transforms raw concrete into a refined surface — each step building on the last.

01

Assessment & Slab Evaluation

We evaluate the concrete — age, hardness, existing coatings, crack severity, and aggregate type. This determines what level of aggregate exposure is achievable and what the final finish will look like.

02

Coarse Grinding (Metal Bond)

Diamond tooling in metal bond segments removes the surface layer and any existing coatings. We work through progressively finer grits, flattening the slab and beginning to open the aggregate.

03

Crack & Joint Repair

Cracks are filled with colour-matched epoxy filler. Control joints are cleaned and treated. This work is done between grinding passes so the repairs are blended into the surrounding surface.

04

Concrete Densifier Application

A lithium or sodium silicate densifier is applied and allowed to penetrate. It reacts with free lime in the concrete to form additional calcium silicate hydrate — hardening the surface and reducing porosity.

05

Fine Grinding & Polishing (Resin Bond)

We transition to resin bond diamond tooling and work through grits from 400 to 800, 1500, or 3000 depending on the chosen finish level. Each pass refines the surface and increases the sheen.

06

Penetrating Sealer & Guard

A stain-guard sealer is applied to the finished surface to resist oil and liquid penetration. For commercial applications, a hardener-guard combination is used for maximum durability.

FAQ

Common Questions

Not sure if polished concrete is right for your space? Call us — we'll give you an honest assessment.

How much does polished concrete cost in Charlotte, NC?

Polished concrete in Charlotte ranges from $3–$10 per square foot depending on finish level. Cream polish starts at $3–$5/sq ft. Salt and pepper finishes run $4–$6/sq ft. Full aggregate exposure with a high-grit mirror polish is $6–$10/sq ft. Pricing also depends on the condition of the existing slab and how much crack or joint repair is required.

How long does polished concrete take to install?

Most residential polished concrete jobs (500–1,500 sq ft) take 2–3 days. Larger commercial projects are quoted with a specific schedule. The process is multi-pass — each grinding and polishing stage builds on the previous one — so there's no way to rush it without sacrificing quality.

Is polished concrete better than epoxy?

Neither is universally better — they suit different needs. Polished concrete has no coating to peel, can be maintained indefinitely, and has a natural appearance that some prefer. Epoxy offers more colour options, better moisture resistance, and is more forgiving on slabs with significant imperfections. We'll help you choose the right system for your specific floor and goals during the free estimate.

Can any concrete floor be polished?

Most concrete floors can be polished, but the result depends heavily on slab quality. Older, weaker concrete may not take a high-gloss finish well. Slabs with significant pitting, spalling, or aggregate that doesn't polish evenly will show character — which some clients love and others don't. We assess the slab honestly during the estimate and set realistic expectations for the achievable finish level.

Is polished concrete slippery?

A dry polished concrete floor has good traction at all finish levels. When wet, higher-gloss finishes can be slippery — similar to polished marble. We address this with a slip-resistant densifier treatment and can apply anti-slip grit to the sealer coat for commercial kitchens, entry areas, or any wet-environment application.

How do you maintain polished concrete?

Daily maintenance is simple — damp mop with a neutral pH cleaner. Avoid acidic cleaners (vinegar, citrus) which can etch the surface over time. For commercial floors with heavy traffic, an auto-scrubber with a neutral cleaner works well. Every 2–3 years, a fresh coat of stain guard and a burnish with a high-speed floor machine restores the gloss. Heavily worn areas can be re-polished without redoing the entire floor.

Can polished concrete be installed in a basement?

It depends on moisture conditions. Polished concrete doesn't have a moisture-blocking topcoat like epoxy, so it's not ideal for slabs with active moisture migration. We test for moisture during the estimate. If moisture is a concern, we typically recommend an epoxy system with a moisture-tolerant primer instead.

Do you offer polished concrete for commercial spaces in Charlotte?

Yes — commercial polished concrete is one of our most common applications. Restaurants, retail stores, offices, showrooms, and gyms benefit from polished concrete's low maintenance, reflective properties, and professional appearance. Commercial jobs are quoted based on square footage, required finish level, and any specialty requirements like safety markings or slip ratings.
